Terms of Service

ReadyToRent is in free beta. These terms apply to landlords who create accounts and to renters who submit pre-screening information through a property listing. By using ReadyToRent, you agree to these terms.

1.About ReadyToRent

ReadyToRent is a free rental lead-capture and qualification platform operated by Blu Hat Funding ("ReadyToRent," "we," "us," or "our") in Pasadena, California. Landlords create property listings, share a unique URL, and receive pre-screened renter inquiries. Renters answer qualifying questions, communicate with the listing's AI assistant, and (if approved) book tours from a live calendar.

2.Beta service

ReadyToRent is currently offered free of charge during a closed beta. We may introduce paid features in a future version (V2). If we do, we will give you reasonable advance notice and you will not be charged without explicit consent. Beta software is provided "as is" — features may change, break, or be removed without notice.

3.Eligibility

You must be at least 18 years old and capable of forming a binding contract to use ReadyToRent. The service is currently available to users in the United States only. Landlords must lawfully own or be authorized to lease the properties they list.

4.Accounts (landlords)

Landlords must register an account with accurate information, keep it up to date, and protect their credentials. You are responsible for activity under your account. We may suspend or terminate accounts that violate these terms — see Sections 9 and 12.

Each landlord may create unlimited listings during the beta. Listings must reflect real, lawfully available rental units at the addresses provided.

5.Renter use

Renters use ReadyToRent without creating an account by submitting a pre-screening form on a property's public listing. Information you provide must be truthful and accurate. Misleading answers may result in your inquiry being declined and your email/phone being blocked from the platform.

ReadyToRent acts as a conduit between landlords and renters. We do not screen, endorse, or guarantee any listing or any party. The decision to approve, decline, or schedule a tour is the landlord's; the decision to apply or visit is the renter's.

6.Listings and content

Landlords retain ownership of the content they post (titles, descriptions, photos, video links). By posting, you grant ReadyToRent a worldwide, non-exclusive, royalty-free license to host, display, and transmit that content as needed to operate the service.

You represent that you own or have the right to use any content you post. Do not upload photos you don't have rights to. We may remove content that violates these terms, the law, or a valid report — see Section 9.

7.Fair Housing compliance

Landlords are solely responsible for compliance with the federal Fair Housing Act, state and local fair-housing laws, and any applicable source-of-income protections. ReadyToRent provides tools (a fair-housing disclaimer on every public listing, AI-agent guardrails, equal-treatment defaults) but does not provide a legal defense.

Listings, qualifying questions, decline messages, and tour communications must not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected class. Reports of discriminatory listings are taken seriously and may result in suspension or removal — see Section 9.

ReadyToRent's AI property assistant is configured to refuse demographic descriptions, neighborhood characterizations, school ratings, and steering. The assistant is informational only and does not constitute housing advice.

8.Acceptable use

You agree not to:

  • Submit false, misleading, or duplicate listings or inquiries.
  • Request payment of any kind from a renter before an in-person or video tour has occurred.
  • Solicit wire transfers, gift cards, cryptocurrency, or any payment outside of a documented lease agreement.
  • Use ReadyToRent to harass, threaten, or defame any person.
  • Scrape, crawl, or systematically extract data from the platform.
  • Reverse-engineer, decompile, or attempt to bypass authentication, rate limits, or content policies.
  • Upload content that infringes copyright, trademark, or other rights.
  • Use the service for any unlawful purpose.

9.Trust and safety; reports

Renters and others may report listings they believe are fraudulent, discriminatory, or otherwise harmful. Reports require verification (email click-through or SMS code) before we act on them, to discourage abuse.

Verified reports may result in: a warning to the landlord, a single-listing suspension, or — for repeated or serious violations — a full account ban that blocks the email and phone number from re-registering. We will notify you of any account-level action and provide an appeal path via the contact email below.

10.Communications

By providing a phone number on a ReadyToRent form or account registration, you expressly consent to receive transactional SMS messages and voice calls from ReadyToRent related to your use of the service. This consent is not a condition of using ReadyToRent.

Landlords may receive SMS alerts when a new lead is submitted for one of their listings. Renters may receive SMS tour confirmations and reminders sent 24 hours and 2 hours before a scheduled tour. Voice reminder calls may also be placed 24 hours before a tour. Message frequency varies based on activity. Standard message and data rates may apply.

To opt out: Reply STOP to any SMS to unsubscribe immediately. You will receive one confirmation message and no further messages will be sent, except as required by law.

Our messaging service is operated using Twilio. Your phone number and messaging consent are governed by our Privacy Policy and are never sold or shared with third parties for marketing purposes.

11.AI property assistant

ReadyToRent listings include an AI assistant powered by Anthropic Claude. The assistant answers questions using the landlord's description, qualifying questions, and a Q&A pairs the landlord provides. Responses are generated by software and may be incomplete, outdated, or inaccurate. The assistant is not a substitute for professional advice (legal, financial, real estate, or otherwise), and conversations may be logged for quality and safety review.

12.Suspension and termination

You may stop using ReadyToRent at any time and request account deletion by emailing the address in Section 19. We will delete account data within 30 days, except where retention is required by law (e.g. financial records, dispute history).

We may suspend or terminate access for any user who violates these terms, applicable law, or a verified report. Termination does not affect rights or obligations that accrued before termination, including warranty disclaimers and liability limits.

13.Disclaimers

No warranty.

ReadyToRent is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, accuracy, and uninterrupted operation. We do not warrant that any listing, renter, or transaction will result in a lease or any specific outcome.

14.Limitation of liability

To the fullest extent permitted by law, ReadyToRent and Blu Hat Funding will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, data, revenue, or goodwill, arising out of or relating to your use of the service. Our total aggregate liability for any claim arising from these terms or the service will not exceed the greater of (a) one hundred US dollars ($100) or (b) the amount you paid us in the 12 months preceding the claim. Some jurisdictions don't allow these limits — they apply only to the extent permitted.

15.Indemnification

You agree to defend, indemnify, and hold harmless ReadyToRent, Blu Hat Funding, and their officers, directors, employees, and agents from any claim, loss, damage, or expense (including reasonable attorneys' fees) arising out of (a) your use of the service, (b) content you submit, (c) your violation of these terms or any applicable law, or (d) your violation of the rights of any third party (including Fair Housing rights of prospective renters).

16.Governing law and disputes

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these terms or the service that cannot be resolved by good-faith discussion within 30 days will be resolved by binding arbitration administered by the American Arbitration Association under its Commercial Arbitration Rules, in Los Angeles County, California.

You and ReadyToRent each waive the right to a jury trial and the right to participate in a class action. Either party may seek injunctive relief in a court of competent jurisdiction for intellectual property or confidentiality claims.

17.Changes to these terms

We may update these terms from time to time. Material changes will be announced via email to landlord accounts at least 14 days before they take effect. Continued use of ReadyToRent after the effective date constitutes acceptance of the updated terms.

18.Privacy

We collect and process information as described in our Privacy Policy. Renter PII is encrypted at rest, never sold, and never shared with the landlord beyond what the renter explicitly provides through the pre-screening form.
